Renting is easy with Brenner Property Management 

Check out our list of available properties.  If something interests you email us or give us a call to schedule a viewing.  After that, complete an application.  As part of the application, you'll be asked to provide two recent pay stubs or three months of bank statements.  Anyone over 18 will be asked to fill out an application.

Here are the minimum qualifications that we require of potential tenants:

  • Your rent can be no more than 40% the combined gross income of all the people who are on the lease. 
  • Tenants may have no evictions.
  • A guarantor may be required for credit scores under 620 or for applicants who have no established credit history. 
  • No more than 3 late payments during the last year of rental history.  Previous landlord must state that applicants took good care of the property.
  • In addition to the first month's rent, a security deposit is required to move in.  The second full-month's rent may also be required if the tenant is moving in part way through the first month. 
  • The security deposit is determined by the highest credit score on the application.  Scores below 620 require a security deposit equal to 1 1/2 months rent.  Credit scores above 620 require a security deposit equal to 1 months rent. 
  • Pet deposits range from $250 to $500 depending on number and type of pets.
  • Not all properties allow pets. Please see the specific listing to determine if pets are allowed.  Our general policy is that the management company will not allow any dangerous animals.
  • No more than 2 people per bedroom, plus one additional person, may occupy any property.

Once you're moved in we strive to keep you happy by responding quickly to maintenance requests or any concerns or questions you might have.
